How Stamp Duty is Calculated in Australia

Stamp duty (officially called "transfer duty" in most states) is a state government tax on property purchases. Each state and territory has its own rate schedule, and amounts are calculated using a tiered (progressive) system — similar to income tax brackets.

First Home Buyer Concessions

Most states offer significant stamp duty savings for eligible first home buyers. Thresholds and concession amounts vary by state. In NSW, first home buyers pay zero stamp duty on properties up to $800,000. In VIC, the threshold is $600,000.

Other Costs to Budget For

Beyond stamp duty, property buyers should budget for conveyancing fees ($1,500–$3,000), building and pest inspections ($500–$800), lender fees, and moving costs. Our estimates above are illustrative — always get quotes from licensed professionals.
